A cottage by the sea, furnished in pine
Villa Nadezda is a 140 m² two-storey house in Paradise Gardens, a quiet low-rise complex in Kato Paphos. It was built in 2002 and it is run by the family that owns it — not by an agency. Inside it feels like an English country cottage that happens to stand in Cyprus: solid pine throughout, deep sofas, and the owner’s own paintings on every wall.

The ground floor
The ground floor is one open room: a 60 m² living and dining area with a fully equipped kitchen at one end and a long pine table at the other. Glass doors open onto the patio, so on most evenings the inside and the outside work as one space. There is a separate guest WC by the entrance, which saves a great deal of traffic up and down the stairs.
Living and dining
Two deep sofas, a ceiling fan, a smart TV and a dining table that seats six. The pictures on the walls were all painted by the owner — the sea, the cats, the fruit from the garden.
The kitchen
Oven and hob, fridge-freezer, dishwasher, washing machine, kettle, coffee maker, and a full set of pans, crockery and glasses. Enough to cook properly rather than just reheat.
Three bedrooms upstairs
All three bedrooms are on the first floor, each with a pine bedstead and a chest of drawers. Bed linen and bath towels are provided and changed for every arrival. There is no travel cot at the house, but a child’s mattress and a changing mat are kept in the storeroom — tell us before you arrive and we will have them ready.

Two bathrooms and a guest WC
One bathroom has a walk-in shower, the other a bath — useful with small children. The guest WC is downstairs. Towels are provided; beach towels are not, so bring your own or buy one locally and leave the white ones in the bathrooms.
The patio, the garden and the lemon tree
The covered patio faces a green square between two residential blocks, well away from any road, and it is where most of the holiday actually happens. Beside the front door stands a big lemon tree that fruits almost all year — help yourself. From spring onwards the bougainvillea climbs over the railings.
The pools and the complex
Paradise Gardens is a residential complex rather than a hotel, which is what gives it its quiet. A short walk from the door there are two shared pools — a large one for adults and a separate shallow one for children — set among sun loungers and mature planting. There is no lifeguard, so children must always be watched. Because most of the neighbours are long-stay residents, the pool area rarely feels crowded even in August.
