Paradise Gardens 1, Villa V7 · Kato Paphos, Cyprus

A whole house in Kato Paphos, not a room in a resort

A 140 m² two-storey family home in the quiet Paradise Gardens complex, furnished throughout in solid pine in the English country manner, with the owner’s own paintings on the walls and a heavily fruiting lemon tree by the front door. Three bedrooms, two bathrooms, a shaded patio and a shared pool with a separate shallow one for children. The beach is 800 metres away.

Run by the family that owns it

The person who answers your message is the person who looks after the house. No agency, no call centre, and nothing added to the bill on arrival.

Where you are

Paradise Gardens is a low-rise residential complex on Leoforos Taxiarchon in Kato Paphos — the lower, coastal part of the city. Supermarkets, bakeries and tavernas are five to ten minutes on foot, Paphos Archaeological Park about fifteen, and the harbour and promenade about twenty. You can arrive without a car and still eat out every evening.

What is included

The whole house is yours: a fully equipped kitchen, a living and dining room, air conditioning, a smart TV and free unlimited Wi-Fi. Utilities, bed linen and towels are all in the nightly rate, and parking on the plot is free. The only addition is a one-off €60 cleaning fee per stay, shown in the total before you pay. A cot and a high chair are available on request.

How booking works

Pick your dates and you see real availability and the full price straight away — no enquiry form and no waiting for a quote. Booking direct, you pay half when you book and the rest seven days before arrival. Check-in is self-service from 15:00 with the keys in a key safe by the door, so a late flight is never a problem.

What the days here look like

The shared swimming pool at Paradise Gardens, surrounded by palms and sun loungers

Two pools in a green garden

A large pool for adults and a separate shallow pool for children sit a short walk from the front door, surrounded by sun loungers and mature planting. Because the complex is mostly long-stay residents and returning guests, the pool area rarely feels crowded even in August.

A patio for the slow part of the day

Glass doors open from the living room onto a private terrace facing a green square between two residential complexes, well away from busy roads. Morning coffee, an afternoon in the shade, a drink after the beach — most of the holiday happens here.

Pine, paintings and the English-country habit of comfort

The house is furnished throughout in solid pine in a classic English country style — dressers, bedsteads, a long dining table — with deep sofas you sink into and hand-painted canvases on every wall, all of them painted by the owner of the house. None of it is hotel furniture. It is a home that happens to stand by the sea, and that is what people settle into.

Help yourself to a lemon

A big, spreading lemon tree stands right beside the front door, and it fruits so heavily that we cannot keep up with it. Guests are welcome to pick whatever they need — for the fish on the barbecue, for a gin and tonic on the patio, for breakfast. It is the first thing most people photograph and the thing they talk about when they come home.

The ground floor holds the open-plan living and dining area, the kitchen and a separate guest WC. The bedrooms are upstairs.

A double room with a desk.

A twin room with its own small balcony over the garden.

Paphos from the doorstep

Everything in the old harbour quarter is walkable. A hire car earns its keep on the day you drive to the Akamas peninsula, Lara Beach or the mountain wine villages — and parking at the house is free.

Painted by the owner of the house

Every canvas in the villa was painted by the owner herself — the sea, the cats, the fruit from the garden. Guests kept asking whether they were for sale, so now they are, and we can send one home by post.
